Landlords typically require a positive credit history, verifiable rental history (if applicable), and a stable income that meets a specific income-to-rent ratio (often 30-40 times the monthly rent annually). The specific requirements can vary slightly by landlord and property. With regard to income ratios, these are not a consideration for approval if a prospective tenant has a housing voucher of any kind.

You will typically need a government-issued photo ID, proof of income (pay stubs, W-2s, employer’s letter or tax returns), and potentially references or proof of payment from previous landlords. OneApp will guide you through the secure upload of these necessary documents or through the connection of your bank account to eliminate the need for some of these documents.
Yes, there is a non-refundable application and screening/processing fee charged by the platform and/or the landlord, as permitted by New York State law. Your agent will clearly state the exact amount before you submit your application.
While credit score is a major factor, every applicant is reviewed holistically. If your credit is an issue, a landlord may consider a co-signer/guarantor, a paid guarantor service, or other potential options to possibly mitigate a negative credit history. You should discuss your specific situation with your agent.
Co-signers are often accepted, especially for applicants with limited rental history or poor credit. A co-signer must typically reside in New York State, have an excellent credit score, and demonstrate a significant income, often exceeding the tenant’s income requirement. However, not all landlords and/or management companies may accept a guarantor or co-signer.
Under New York State law, a landlord cannot charge, demand or request more than one month’s rent for a security deposit. This law applies to all properties in our service area, including Queens, Brooklyn, and Nassau County. However, pet fees and/or pet rent are legally permitted to be charged. (This applies only to pets, not to Service Animals or Emotional Support Animals as neither of those are considered pets)
Once all necessary documents are submitted through OneApp, the screening process is typically fast due to the digital verification. The overall decision timeline depends on the landlord’s availability, but we strive to provide an answer as quickly as possible, usually within 24-72 hours.
