However, this is something that we may be offering in the future.

We utilize OneApp, an industry-leading platform that provides digital verification of identity, income, and employment. These proprietary features are key to eliminating the possibility of fraudulent documents and ensuring only fully vetted candidates are presented, protecting your investment and keeping you within full compliance of all New York State Laws.
Our agents conduct a detailed, data-driven Rental Market Analysis (RMA) for your specific neighborhood (e.g., Oyster Bay, Yonkers, Long Beach, etc.). We analyze comparable rental prices, current market absorption rates, and property specifics to recommend the most competitive price point to attract the highest-quality tenants quickly. Ultimately, you are the final decision maker, but we ensure that your decision is a fully informed one with all available data points at your fingertips.
Absolutely. Compliance is our foundation. Our entire process, especially the use of the OneApp screening platform as well as all of our document, screening and showing procedures, is designed to strictly adhere to the New York State Tenant Protection Act and all Fair Housing regulations, insulating you from potential legal liability.
New York State law limits the security deposit amount to a maximum of one month’s rent. Our agents ensure all lease terms, including the security deposit, are compliant with this and other relevant state statutes.
While we cannot guarantee tenant behavior, the lease agreement should outline the responsibilities and penalties for an early termination, typically requiring the tenant to remain responsible for the rent until a replacement tenant is found. We can and will assist in re-marketing and re-screening to prevent you from incurring any losses from any potential lease break scenarios.
