Application Process & Guidelines

Our goal is to make the application process for homes in Queens, Brooklyn, and Long Island clear and efficient. While most landlords will use the secure OneApp platform to process all submissions, some landlords use other protocols or systems. Regardless of what methods are used for a landlord’s application process, here are some important things to consider.

Identity Verification

Government-issued photo ID will be required.

Credit Check & Background

Performed through a secure and compliant platform. In the event you are a voucher holder, all legal guidelines regarding credit requirements will be adhered to.

Income and/or Employment Verification

Digital documentation is required and verified through OneApp to eliminate fraud. If OneApp is not used, additional documents such as bank statements, paystubs, retirement accounts, tax documents, etc. will likely be required.

Questions & Personal Information

Applications will ask you a lot of questions. They also will likely require some very personal data such as your date of birth, social security number, even your current landlord’s contact information. This is all standard practice and completed in accordance with all privacy and data security safeguards in place.

Required Fees

Non-refundable application/screening fees are collected via credit card as permitted by NY law. (Some differences in fees and collection methods may be applied to Condos and Co-ops)

Important Note: All guidelines are strictly followed and apply to ALL applicants to ensure compliance with New York State’s Tenant Protection Act and all Fair Housing laws.
